Location

The Solent is the area of water that separates the Isle of Wight from mainland Britain, and is a major shipping lane for passenger, freight and military vessels. It is an important recreational area for water sports, particularly yachting, hosting the Cowes Week sailing event annually. It is sheltered by the Isle of Wight and has a complex tidal pattern, which has benefited Southampton's success as a port, providing a "double high tide" that extends the tidal window during which deep-draught ships can be handled. The major navel and passenger port of Portsmouth lies on its shores. Portsmouth lies alongside the M27, and has a journey time by rail to London of 1.5 hours. The set off point for the forts is at Gunwharf Quays on the water front, site of the Historic Naval Dockyard Museum, the Spinnaker Tower, a main line rail station and ferry terminal for the Isle of Wight.
The property enjoys unrestricted sea views across the Solent to Portsmouth, the Isle of Wight and out to sea.

Description

Horse Sands Fort is one of the largest of four off shore Solent forts, completed in 1880 at a cost of £425,000 as a military base with 59 guns to protect Portsmouth against the French. They took 15 years to complete by which time the threat of French invasion has receded and they were never needed for their intended use and thus became known as ‘Palmerston’s Follies’ after the prime minister who authorised their construction. Horse Sands Fort was rearmed during the first and second world wars, then finally declared surplus to requirements by the Ministry of Defence in the 1960s.
The forts lie some four miles south east of Portsmouth in the middle of the Solent, approximately 15 minutes by boat from Gunwharf Quays, some with helipads. Robustly built from concrete and granite, with a massive granite block sea bed foundation, the fort comprises two floors and a basement and has a circular road along the inner perimeter, affectionately known as ‘the Street’. There are around 100 chambers within the 15ft granite armour plated walls and a 200 ft diameter at deck level.
The fort would offer residents the ultimate in seclusion, fantastic views and a rare chance to reside offshore in a unique location.
Near by No Man's Fort has been completely redeveloped to a high standard as luxury hotel/corporate event space and gives an idea of what can be achieved from these unique properties. Both of the forts are similar in size and original configuration.

Contact

* Guide price

An indication of the seller’s current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

* Reserve price

The seller’s minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
